1. Whose mortgage and Insurance products do we offer?
Mortgages
We offer products in the following ‘relevant market’:
- Regulated First and Second charge mortgage contracts that are used for non-business purposes.
We offer a comprehensive range of first charge and second charge mortgages and loans from across the market, but not deals that you can only obtain by going direct to a lender.
Please note that, where you are increasing the mortgage borrowing, although we do not (or are unable to) advise on the following finance options, these may be available to you and be more appropriate: -
A further advance from your existing lender or an unsecured loan.
Insurance
- We offer products from a range of insurers for Life Assurance, critical Illness and Income protection.
- We only offer products from Payment shield for Buildings and household insurance.
2. Which service(s) do we offer?
Mortgages

We offer an ‘advised’ sales service
This means we will provide advice and make a recommendation for you after we have assessed your specific needs and circumstances.

We also offer an ‘execution only’ service
If you choose this service you will not receive any advice or any recommendation from us. For regulatory reasons we are not permitted to offer this service to all customers. Please ask me for further details.
Insurance
- We will advise and make a recommendation for you after we have assessed your needs for Life Assurance, Critical Illness, Income Protection, Buildings and Household Insurances.
3. What will you have to pay us for this service?
Mortgages (Advised and Execution only sales)
- For First charge mortgages our typical broker fee will be £995 plus a legal administration fee of £595. However, on more complex cases we may charge an increased broker fee, up to a maximum of £1,995. Your advisor will, in all circumstances, confirm all costs (Please refer to your introducer Agreement)
- For second charge mortgages (secured loan) our typical broker fee will be up to 10% of the loan advance. Your advisor will, in all circumstances, confirm all costs (Please refer to your introducer Agreement)
- We will also be paid commission from the Lender.
- We do not charge any upfront fees.
- You will receive a key facts illustration when considering a particular mortgage, which will tell you about any fees relating to that mortgage.
- You also have the right to request an illustration for any mortgage we offer.
Insurance
- No broker fee will be charged for Life Assurance, Critical Illness, Income Protection, Buildings and Household Insurances. We do receive commission on all insurance products from the insurer upon commencement of your insurance contract.
4. Refund of fees
As we do not charge any upfront fees there is no refund available.
5. Who regulates us?
We are authorised and regulated by the Financial Conduct Authority (FCA). Our Financial Services Register number is 525950
Our permitted business is:
- Advising on regulated mortgage contracts;
- Agreeing to carry on a regulated activity
- Arranging (bringing about) regulated mortgage contracts;
- Making arrangements with a view to regulated mortgage contracts.
- Making arrangements with a view to transactions in investments (non-Investment insurance contracts)

If you cannot settle your complaint with us, you may be entitled to refer it to the financial Ombudsman Service.
7. Are we covered by the Financial Services Compensation Scheme (FSCS)?
We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This will depend on the type of business and the circumstances of the claim.
Mortgages
- Mortgage advising and arranging is covered up to a maximum limit of £120,000.
Insurance
- Insurance advising and arranging is covered for 90% of the claim, without any upper limit.
